Warning Signs It’s Time For a New Roof

Missing shingles are a warning sign that you need to have your roof repaired.

A lot of homeowners wait until they spot a leak in the ceiling to consider investing in a new roof. However, waiting until this point can cost you a lot in damage that could have been prevented! It’s best to know the warning signs of a old roof and act quickly to prevent further damage that will require costly fixes down the road.

Age

Most experts say that a typical asphalt shingle roof will last between 20 to 25 years. If you’ve had new shingles placed over old shingles, then your roof’s life will be even shorter. If your roof is not properly ventilated, you may have other problems that lead to your roof needing replaced.

Shingles Curling, Buckling, or Missing

Stand in your yard at take a look at your roof. Are the shingles not laying flat? Are they losing granules in places? Are there patches with missing shingles? The areas of your roof that get the most direct sunlight are the most likely to be worn. When shingles are worn or missing, your roof has less protection and is more likely to experience leaks. Not to mention the fact that missing or curling shingles decrease your curb appeal. Problems with your shingles are a sure sign that you need a new roof.

Roof Valleys

You’ve scanned the surface of your roof, now focus on the valleys where two parts of the roof meet at a right angle. This is the area of your roof that funnels rainwater and snow into your gutters. This hardworking area of your roof is especially susceptible to wear. If your roof valleys are worn, your roof could be susceptible to leakage.

Chimney Flashing

Chimney flashing is the sealant that covers the area where your chimney connects to the roof. If your chimney flashing is made of roof cement or tar, then it may be time for a more long-lasting solution. A metal flashing system is watertight and lasts for years.
